We install resin bound surfacing for schools, councils, care homes, hotels, holiday parks and developers across the UK: paths, entrances, tree pits and public spaces. Permeable, SUDS-compliant resin bound is published at £60 to £100 per m2, and a real 21 m2 council footpath came in at about £154 per m2, both before VAT. A small path takes days, not weeks. A plan or a few photos lets us book the survey.
How much does resin bound surfacing cost per m2?
Budget £60 to £100 per m2 for a permeable system on a large area, and more on small or awkward areas. The real council quote below shows how the price per m2 climbs on a short path once set-up and base work are spread over few square metres.

| Scheme or guide | Price | VAT | Source |
|---|---|---|---|
| SUDS-compliant resin bound surface | £60 to £100 per m2 | not stated | Abacus, May 2025 |
| 21 m2 footpath with resin bound finish | £3,237 (about £154 per m2), against £2,002 for a plain resurface | excluding VAT | Cuckfield Parish Council report, May 2021 |
| Resin bound surfacing, general guide | £40 to £170 per m2 | not stated | Fantastic Services, July 2025 |
| Resin bound including a new base (driveway article) | £180 to £250 per m2 | not stated | Homebuilding and Renovating, June 2025 |
The gap between the cheapest and dearest figures is mostly the base. Laying resin over a sound existing base is a fraction of the cost of digging out and building a new permeable one.
Is resin bound permeable, and does it meet SuDS?
Yes, resin bound is permeable when it is laid on a permeable base, which is why it is used where drainage rules apply. Homebuilding and Renovating notes that resin bound lets water “freely disperse”, while resin bonded is non-permeable. At home the rule is simpler: a front garden surface over 5 m2 that does not drain needs planning permission, according to government guidance.
On commercial and public schemes, whether the surface counts towards a site’s SuDS strategy is set by the drainage design and any planning condition. Tell us if your planning consent has a drainage condition, and the quote will specify a permeable base to suit.

Resin bound or tarmac: which is cheaper?
Tarmac is usually cheaper per m2. Homeowner price guides put new tarmac at about £45 to £80 per m2, against £60 to £100 for permeable resin bound and more on small areas. Resin bound costs more because of the resin and the decorative aggregate, and buyers choose it for its finish, permeability and the way it suits a landscaped setting. Our car park surfacing page has tarmac and macadam prices in full.
How long does resin bound last?
Manufacturers commonly back their systems for 15 years. SureSet’s 15-year guarantee covers loose stones, cracking, oil damage, UV degradation, colour change and frost damage, and covers workmanship too when its own installer lays it. Another maker’s 15-year guarantee covers the product only, not the installation. Actual life depends on the base, the traffic and how well it was mixed and laid.
What base does it need?
A sound, stable base laid to the right falls, and for a permeable finish the base must be permeable too. Over an existing sound tarmac or concrete base, resin bound can go straight on top; over grass, soil or a failed surface, a new sub-base and binder course come first. The survey decides which, and it is the biggest single line on most quotes.
Where does resin bound suit?
School paths and entrances, tree pits, courtyards, public realm, and hotel and care home grounds. It gives a smooth, step-free finish for wheelchairs and buggies, drains where tarmac would pond, and comes in natural stone colours that sit well beside buildings and planting.
It is not the right choice for heavy goods vehicles or tight turning areas without a heavy-duty base, and it is not a play safety surface under equipment. For housing and commercial schemes, see developers and commercial sites.
Will the colour fade?
Not with a UV-stable resin. Ask for an aliphatic, UV-stable resin on any area in full sun. One maker states the colour of its aliphatic UV resin “will not change once installed”, and SureSet’s guarantee covers UV degradation and colour change. Cheaper aromatic resins can yellow over time, which shows most on pale aggregates.
Can we design the area before we ask for a price?
Yes. Our resin designer lets you enter the area, choose a colour blend and say how it will be used, and returns a price band from the figures on this page. It then sends your design to us for a survey and quote.

- Road closures or traffic management, unless listed
Illustrative example
Built only from the price table: a care home wants a 60 m2 permeable path around its garden. On the £60 to £100 per m2 band for a SUDS-compliant system, the surface comes to about £3,600 to £6,000. If the old path has failed and a new base is needed, the cost moves towards the higher figures in the table, as the Cuckfield footpath shows.
Who does the work
The surfacing teams mix the resin and stone on site and trowel it in place. Alex Winser runs the project, from the first survey through to a final inspection with you.
Often needed alongside
If you are deciding between finishes, read resin bound vs resin bonded or go straight to resin bonded surfacing. Garden and park paths have their own page under resin garden path prices. Homeowners pricing a resin driveway or patio are better served by our separate resin driveway site.
FAQs
Is resin bound slippery?
Ask for the slip resistance data for the aggregate and resin chosen; finer blends and added grip aggregate change it.
Can resin bound go over old tarmac?
Yes, if the tarmac is sound and stable; the survey checks for cracks and movement first.
Can vehicles drive on it?
Yes, with a base designed for the load; tell us if delivery vans or refuse lorries use the area.
Can weeds grow through?
Not through a properly laid, sealed surface on a sound base, though seeds can settle on top.
Is resin bound the same as resin bonded?
No. Bound mixes stone and resin and trowels it smooth; bonded scatters stone onto a resin coat.
Do resin bound prices include VAT?
Only the Cuckfield figure states it excludes VAT, so every quote from us shows VAT separately.
